How to Buy a HUD Home
When individuals are looking into buying a home of their own, often they think that there is a single process that everyone goes through – a process that includes working directly with a real estate buyer's agent who can help you to negotiate with the seller and the seller's real estate agent. With a bit more research, however, home buyers will find that there are other options available, including purchasing homes from the Department of Housing and Urban Development (HUD). Of course, in order to buy a HUD home, you'll find that the process is a bit different. When you think that you might buy a HUD home, the first thing that you are going to find is that you need to look at the Department of Housing and Urban Development web site to find the HUD homes that are available in the area (or areas) in which you are interested in making a purchase. If you want to buy a HUD home, you will also want to check the HUD web site so that you will be able to find a real estate office in the area that is HUD-approved so that you can find an agent to help you through the process. One of the things that you will find when you are working to buy a HUD home with an approved real estate agent is that the bidding process is different than buying a home on the traditional real estate market. HUD homes that are available are sold with an offer period during which all of those who are interested in making a purchase submit sealed bids through their approved real estate agent; the offers are not submitted until the end of the bidding period. In most cases, the person with the highest bid – or the bid that is the most beneficial to the Department of Housing and Urban Development – is able to buy the HUD home. However, if during the initial bidding period the HUD home is not sold; incoming bids will be opened as they are received. Either way, when buyers who are looking into a HUD home submit an offer that is accepted, the agent who they are working with will be contacted and a settlement date within two months will be set. It's a good idea, if you are planning to make an offer to buy a HUD home to schedule a home inspection first as this will enable to you determine whether or not repairs will need to be made – something that will affect the amount that is offered for the home. Likewise, before making an offer to buy a HUD home it is a good idea to get pre-approved for a mortgage so that you will know that you have the financing that you need to purchase the property if your bid is accepted. By taking the time to research HUD homes and the agents who are approved to help you purchase them, you will be able to learn more about the process and whether or not buying a HUD home is the right option for your needs.
